If you need to sell your existing home first then that needs to be the priority.
I would go very slowly on buying in this area, the number of new homes sitting, developments that are home to nothing but weeds and values dropping like stones are cause for concern. While I'm a broker, I'm also a certified appraiser and we've been very busy in the outlying counties, including here, where the bottom has fallen out. There's more coming as well as owners trying to refiance are having problems with values - this isn't over.
Get your home sold then you become viable -
You are not going to get the best deal when you have a home to sell especially when the home is in Florida which has been harder hit then Georgia.
I would recommend you place your home in Florida on the market, get a contract, and then lets go get you an incredible deal.

First of all I'm not sure if you are saying you do or don't have a home to sell before you purchase.
Making an offer on a home with a contingency of sale will make your offer weak compared to a non-contingent offer.
