Prices vary depending on so many variations. The Llano river and Castell areas are some of the most beautiful and unique areas of Texas. Its rapidly becoming a tourist and vacation spot destination. Is in high demand.. meaning higher prices. The river frontage is usually calculated by the linear foot of river you own. That being said with the drought the past several years there are some deals to be had. Always depends on the seller and there motivation to sell. Victor, I am a licmsed realtor in Llamo, just want to be up front with you. Prices along the River are determined by various means.. How much river frontage does the property have, Is is deep water, streams split by the granite outcropings, how far is rhe end of your property line from the main flow of the river, how big the property is and if there are any buildings (home,storage,etc.). The company I work for has several pieces on the river and they are different sizes and one has a moble on it and about 100' of river, not deep water either and islistd betweem 175,000 and 190,000 I believe, another is 16 acres with a lot more river frontage and is $399,000 approx. Other properties that are listed by other companies have same or different prices because of the same type of conditions. It just varies. I hope this helps a little. its dramatically increased over the past couple years. i own 16 acres between llano and mason and have been keeping an eye on this. I've seen listings as high as $35,000 per acre. last year a couple lots sold for about $20,000 per acre.
