Sinkhole talk! Sorry about that Addie, it seems only the bitter tell you about the sinkholes, the fact is that all of Florida has potential for sinkholes, Hudson has had its share too! Spring Hill, Tampa, Clearwater, name a town and they all have had sinkholes. The question we need to ask here is what type of investment is the home going to be? Is it for renting? Is it a best deal that will have a high return in two or three years? What are your expectations as far as investment. Rentals in the area get between $750 to as high as $1200 for a nice 3 bedroom, 2 bath home, the high end with say a pool or canal with dock. As far as Tony Marks' comment that there isn't much up here (my office is at Hudson Beach), I would have to disagree with him. I've lived and/or worked on the Gulf Coast of Pasco County for over 14 years now, and I can honestly say that there is plenty available for folks to do. Shopping - (1) the Gulf View Square Mall is within 5 miles of my office and it hosts Macy's, Dillard's, Sears, J.C. Penney, Hollister, Aeropostale, Victoria's Secrets, Best Buy, T.J. Maxx, along with about 100 specialty stores; (2) there is a large shopping center across U.S. 19 from the mall that hosts Sports Authority, Books-A-Million with JJ Muggs coffee shop, a Michael's Arts and Crafts Store just to name the big shops; (3) the Super Walmart is about 2 miles from Hudson Beach, and across Beacon Woods Road from Walmart is the Kmart. Restaurants - we have a ton of them and a lot of variety at that - from Sam's Beach Bar, to Inn on the Gulf (if I want fish, that's where I go, unless I want sushi, in which case I go to Jade Fire on U.S. 19 just South of the Post Office), to Ollie Oyster's - all of which are just down the street from my office. Entertainment and activities - (1) We have several movie theaters, with the largest of them being the Hollywood 18 just north of the Gulf View Square Mall; (2) there is a ton of outdoor activities - we are part of the Nature Coast, after all! Behind the Gulf View Square Mall is a huge park, Werner Boyce Salt Springs State Park, that is old Florida nature at its best and largely unspoiled. One afternoon I walked for almost 2 hours and saw only 2 other people in there. Starkey Park East of Little Road is huge. There are plenty of boating opportunities available from kayaking and canoeing, to flats fishing, to boating down to Anclote Island and the Sand Bar for laying on the beach and relaxing. Weeki Wachee River, and the Springs is only about a 15 minute ride up U.S. 19 for more kayaking and canoeing, as well as just tubing down the River - you'll often see manatee in it as well. Hudson has ridiculously easy access to Tampa via the Suncoast Expressway - it's roughly 45 minutes to the Tampa Airport that way. North of us about a 10 minute drive is Spring Hill for even more shopping if you can't get enough here. We have a much more laid back lifestyle up here - Hudson started out as a fishing village back in the 1800's and it's still that way now - just more modern. Granted, Hudson isn't for everyone, but the Gulf access is good and the real estate prices and the real estate taxes are a whole lot cheaper than Pinellas County! Pasco County also has high end Gulf access real estate in Gulf Harbors and Flor-a-Mar in New Port Richey for those that are looking for a little more refined surroundings. Okay, I've stood on my soap box long enough! Hope the info helps those that have questions about our area.
