The rule of thumb is at least 10-12 showings during the first two weeks on the market. In most markets 10-12 showings should produce one offer, although that varies from market to market.
Sounds as though you have very good activity for a new listing.
Congratulations on pricing your home correctly. It appears that you are in the right range to attract traffic. Even though the market has slowed considerably there are plenty of buyers in the market. as you are seeing. Typically for a new lisitng we will see a "rush" of showings on the front side which may last several weeks. This is because as soon as your home hits the market all the buyers in your geography and price range who are already "in" the market will want to see it. After a f ew weeks the only buyers to look will be the ones who are "new" to the market. Do not be overconfident with this initial rush because it will not last. If you get an offer which is full price or reasonable you should try to work with it. Good luck in selling your home.
