How many showings can I expect?

Asked by Denise, Phoenixville, PA Wed Jul 2, 2008

We put our house on the market last Thursday. Most sites updated by late Friday. I got a call Friday for a showing Monday. Then Monday got another call for an additional showing Monday and one on Tuesday. Got another call on Tuesday for an additional showing Tuesday. Then another call because someone from Monday night wants to come back tonight to see the house again tonight. Then today I got a call for another new showing on Saturday. Is this normal for a new listing?

The rule of thumb is at least 10-12 showings during the first two weeks on the market. In most markets 10-12 showings should produce one offer, although that varies from market to market.

Sounds as though you have very good activity for a new listing.

Denise, you are fortunate and showings are following a pattern common in the last few years for properties that are priced where they should be. If you get 20 showings but no offers, then you need to rethink your pricing strategy as the market would be rejecting the house. If you don't get any showings, then agents are rejecting the house and you are overpriced. My guess is that you will sell within 2 weeks. Congratulations on pricing your home correctly. It appears that you are in the right range to attract traffic. Even though the market has slowed considerably there are plenty of buyers in the market. as you are seeing. Typically for a new lisitng we will see a "rush" of showings on the front side which may last several weeks. This is because as soon as your home hits the market all the buyers in your geography and price range who are already "in" the market will want to see it. After a f ew weeks the only buyers to look will be the ones who are "new" to the market. Do not be overconfident with this initial rush because it will not last. If you get an offer which is full price or reasonable you should try to work with it. Good luck in selling your home.

Sounds like you have a lot of activity. That is great! It means you have interst in your home. It should either sell fast(which is good), or the showings will slow down.(which is not so good) The very best of luck to you.
