Up until fairly recently most buyers in the market have been ready to make a decision but today buyers are taking more time and it looks like that trend will continue into Sept 2008 . List too early and the closing date may not work for the buyer. List after the spring market and buyers may not be as plentiful in the marketplace. I would list mid - April/May and look to attract some of the spring market in addition to those looking in the Summer months. Good luck.
I just gave a long-winded Emergency! Emergency! answer, thinking you meant September 8th, of this year. In looking at your answer a little more closely, I realize that I *think* you mean September 2008, no? Therefore, I deleted my initial response.
I hope that's the case, because it will mean there is no longer any Emergency! Emergency!
In any case, if September 2008 is your goal, then it would be wise to list about 3 months prior to your sale date goal, i.e., May 2008. This is typically a prime time for the market, as opposed to having to list in the dead of winter.
This will allow potential buyers of your home to close before the end of summer.

Taking into accout the slow moving inventory, your better off listing it early like now.... who cares about winter, the serious buyers are out during that time aswell, not "all" buyers are looking to get in before the school year and not all buyers have kids...... and if you get it under contract before Sept of 08, count your blessings, rent for the remainder of the months or go to Ca. sooner.... Lord knows the sun is brighter out there.....If I was in your situation and had to sell by sept of 08 I would rather get out earlier if possible than to list and not get any activity and then be stuck chances are there just might be a little more inventory to compete with also.....

I am curious why you have selected that particular date?
First, talk with a local Realtor about your market trends. They will know that stats for your area.
Second, bear in mind that most people move during the summer. Your area might be different, but moving after school is out still drives the market.
Do you want to close in Sept? This means you want to be under contract in July? What is your worst case scnario if you sell sooner, vs. later?
You say that you want to sell BY September 2008, what is the soonest you would want to actually have your condo sold? In other words, if September is the absolute final month that you want to be out of your condo, then you need to start even earlier.
