I love Ken Pudjak's answer. Fifteen years ago there was no lending tree that captured leads to sell to Realtors. Potential buyers contacted an agent in their town who referred them to a lender who could give the client both good price and service.
We then spent years educating buyers that they needed to be prequalified, then pre-approved before we would show them homes. In recent years, the power of the referral has shifted to lenders, many of them with no stake in having a continuing relationship with the Realtor (other than to charge Realtors fees for leads) or even the borrower.

So trying to shop for a house without first speaking to a lender? I think that might be like putting the horse (Realtor) before the cart!!
