The best thing is that the potential buyer gets all the importand details and his questions anwered right on the spot. I have a 5 munutes loop explaining all about the property and anything related to it.
I have 5 units in use and offer them also to FSBOs for rent if I do not use them.
so far no complaints - it lets you stick out of the crowd and get remembered.

My agency has a "Hotline" number buyers can call to get a pre-recorded message. It also captures their number so I could call them to see if there is any interest. I don't see a lot of value in it, I would much rather they just call me. They can also request a electronic brochure be emailed to them.
I've been working expireds for the last year. I took three listings (sold two) out of well over two hundred people I put in the program. I mail a series of three letters.
I do have an accepted offer on the property now,but it was not from the Clients driving by and listening to my Talking House although the Owner Occupied Sellers said they had "Much More" traffic since I put the Talking House on their home.
