Who are the best medium price range home builders in Jacksonville area?

Some of the builders who have floorplans we like are: Engle, KB Homes and Maronda. We are looking to build or buy a home that is about 1800-2200 sq feet with 3-4 bedrooms, master suite and larger sized kitchen with a decent amount of upgrades in the price range around 130-170k.

I agree with all the other Realtors. It doesn't cost you anything extra to have your own agent to represent your best interest.. Moving to a new city, especially one with such a large geographic area as Jacksonville can be most stressful and confusing. Your Buyer's Agent is with you from selection of your home all the way through closing and many times after closing.

Should a problem arise or a "either or" choice need to be made, your Buyer's agent can prove to be invaluable. Your agent will always be on your side. In most all cases, the site agent will still get paid the same amount whether or not you have an agent represent you or not. After all they work for the builder.

Each site agent is going to believe that their product is the best and thier location is the best. Your Buyer's Agent will be on your side providing valuable information and helping you to determine which builder and which location is best for you an your family.

You should contact several Agents and ask how they can help you and what they do as a Buyer's Agent. (Not agents all are created equal) Every industry has individuals of varying work ethic and dedication. You have had several fine agents respond to your question that are most willing to discuss this with you. Be sure to choose someone you feel comfortable with and who you feel will represent your best interest.

I had an opportunity to purchase a new vacation home in Tennessee. Although I am a Florida Realtor, I made sure I found a good Tennessee Buyer's Agent represent me with the selection and purchase. I would never choose to go it alone outside my market area.

I have to agree with Phil that you should have a Realtor represent you, it will cost you nothing and you will have someone managing the process for you while your home is being built. This can be very useful especially if you are not in Jacksonville during the construction process. Also, this can be an exciting but at the same time nerve racking time so you want someone who can understand and help you with the transaction.
With that said, all three builders you mentioned are very good choices. In my opinion, you would be getting a good deal if you purchase new construction in the price range you mentioned. I personally have owned homes built by Maronda and Engle and I have been pleased with both. But do not discount KB Homes because they are a reputable builder too.

Whichever builder you choose be sure to get a REALTOR to represent YOU. The builder's contract is written for THEM. You will save nothing from the builder and will have no expert in your corner.

Your best deal with come from buying an inventory home from the builder. Cashflow is king! A builder may withdraw from this market before completing your home.

Do everything possible to check the solvency of the builder- that's the most detrimental aspect of purchasing new, in a time where many builders are looking at bankruptcy. While national builders might seem a "safe" bet (certainly a better gamble than some smaller builders) I'd look into them, as well- cover that base, then work on the floorplan that fits your needs.

I agree totally with the answers given. I would like to add Ryland Homes to your list for consideration. Their floorplans are spacious, practical and family friendly. In addition, their building standards are very energy efficient (i.e. type of insulation used, heating/air systems, etc.). Being a national builder, they can effectively negotiate supplier contracts to keep prices competitive in today's market. Their design center is wonderful and the options available are extensive. They are building in many of Jacksonville's premier communities and I would be more than happy to assist you in your search.
