does anyone got an opinion on a couple good aras to buy multi-families in philly?

The answer would depend primarily on your goals: are you more interested in appreciation/speculation or cash flow ? Philadelphia is my specialty - there are a lot of great areas that can accomplish those goals. If it is cash flow, I would focus on 19134 (Kensington and Port Richmond and 19125 - parts of Fishtown). If it is more breakeven and you want to invest in an up-and coming area, I would focus on 19122 (Old Kensington) or South Philadelphia. I would suggest to visit our website at:

You want to stay ahead of the curve? Check out the 2008 University City Special Services District Report. My suggestion for multi family investment is "follow the money". Typically when you are looking for multi-family properties for investment purposes, you want to buy in an area where you will be able to easily rent out your units. Where can you constantly have a flow of renters on a year to year basis? College Campuses! Your best bet for a multi-family property would be in an area neara university. Good places in Philadelphia are in 19104 (University of Pennsylvania) as well as 19107 (Jefferson area). You want to try to find something that has at least an 8 cap rate as a solid investment.
