I have shown units there on numerous occasions. You can always see several residents going in or out of their homes. Most are very friendly and talkative. Drive through and talk with a few. Ask the questions that are of concern to you.

If you are concerned about crime go to http://www.coj.net/Departments/Sheriffs-Office/Crime-Statist… You can put in the address and check he surrounding area

The only negative I have heard is parking is difficult. The HOA has some pretty strict rules about where and when guest or 2nd cars can be parked. I do not recall the details. There are daily time restrictions on cars parked that are not in your driveway or garage.

There is one "Trailer Park" near. I understand it is pretty nice with a pool and amenities and security. I believe the owners of the mobile homes sign a lease agreement to put their homes there. I had a client who lived there for several years. She sold her mobile home there and bought a $200K home in Orange Park.

A un-gated condo community nestled between run down trailer parks, crime and section 8 houses. Homeowner Association Fees are near what some people pay for rent and you get nothing....easy pickins !! Nice place....in the worst location. Not enough parking for resident let alone visitors. Property value in this community has dropped well below that of some other like communities in different locations, so if cheap is what you are looking for...Get a good security system, plenty of insurance, .keep your doors locked; car locked and buy a gun.

Collins road between Blanding and Roosevelt blvd are mostly old Trailer parks. My sister lives in one of the few housing developments on Collins and isn't happy with the schools. Can't tell you anything about the Chatnam woods development, just the area, Hope this helps.
