How is the market condition in Wexford, PA in the past few years? I'm interested to buy a brand-new townhouse in Wexford, but several people said that the market is not good lately. Please help and advise.

The overall market in Wexford area is stable. For townhome community, it really depends on the price range. Value is always determined by demand and supply. How many more townhouse will be building in the area vs how many on market and how many was sold lately will give you an idea.

The northern Suburbs of PIttsburgh, particularly those in the North Allegheny,(Wexford) PIne-
Richland and Hampton Schooll Districts have been relatively stable since the overall housing slow down began in 2006. We never had the big bubble that other parts of the country experienced so did not need the huge market "readjustment" as seen in Calilfornia, Arizona, Florida etc. This is a great time to buy in Wexford or the areas noted above because sellers are often more motivated to sell in winter months just to be DONE! I anticipate our markets to become increasingly more balanced with less inventory and more buyers in 2010. That is good news for Sellers and should motivate buyers to act now! Good Luck. Diane

check out Rob Hashimoto with Remax/North 412-805-0440 His office is right in Wexford and he knows the market well. Wexford/Cranberry/and other North Hills area are a no brainer. There are so great NEW townhouses being built as the area transforms into a residential and commercial area. Great school districts, and great neighborhoods. In Pittsburgh its always good to buy. Give Rob a call or shoot him an email with any other questions rob.hashimoto@gmail.com

good luck!
