Jan Eisenhau…, Home Seller in Grain Valley, MO

Can I place a listing on this website if I am doing a For-Sale-By-Owner?

Asked by Jan Eisenhauer, Grain Valley, MO Sat Jan 24, 2009

I tried to set up an account so I can place a for sale by owner listing but it asked for an agenty # before it will let me place a listing. I am not an agent but want to sell my house. Thanks so much.

Agents, if you want Jan's business don't tell her she is wrong for not having an agent. Prove it to her, offer to post her home for free on your website, offer to do an open house for her. If you get hits or get a lot of people through the open house she might list with you, as she will know what a great agent you are.

Jan sorry for talking about you in the third person. You can advertise on your blog through trulia also try Kijiji.com and Craigslist. http://www.fizber.com/ has a good format but doesn't get that many hits. There are many other site that I advertise through but most don't allow FSBO's, so search using free FSBO listing and see what pops up.

If you choose to use a realtor at a later date please view my blog about how to choose one: http://www.trulia.com/blog/david_chamberlain/2008/12/how_to_… there is also a great Idea for an open house on my blog.

Rockin, Thanks for kepping the balance.

If you are not going to use an agent please contact a real estate lawyer it can be very affordable to have one provide or look over your contracts.

Jan get in touch with a local mortgage broker as most buyers are not approved for a loan and realy don't know what they can afford. When you get a buyer you can call your mortgage broker to pre-approve them before you write a contract. http://www.floridadreamloans.com/AreYouPre-Approved

Check out fsboLocal.com, homesbyowner.com or fsbo.com. I also think there is a for sale by owner company in KC called Pearsons For Sale by Owner which gets tons of traffice. Do your homework by finding out what homes in your neighborhood are actually selling for so you are priced competitively. Talk to an attorney about doing the contracts.

I am sorry for your situation. If you really need to sell, even Trulia, as great as it is, it not THE answer. The truth is that in order to sell a home in this economy, it takes professional selling skills.

Let me ask you...If I interviewed with you to sell your home, and I had YOUR track record at selling homes, would you hire me? Meaning would you hire you? Of course not.

So, I recommend a few suggestions:
First, try to sell on your own if you want. On average only about 10% of homes sold are sold without professional representation.
Second, just in case, interview a couple of agents, compare their proposals, then if you need Plan B, you can jump right in.

The biggest problem you have (no offense) is that you do not know what you are doing. My dad said "Confidence is the feeling you have right before you truly understand the situation".

But don't take my word for it. If you would like to interview a top Realtor, I might be able to refer to you one.

Good luck.

There are quite a number of rental listings that show up,however.Wondering about this. you know the ones...Where poeple ask if 11,000 is really the price for this luxury condo in Fla. with valet parking, concierge service, marble floors etc. Or 14,000 for a 20 rm mansion .in
Beverly hills...

I'm not sure. You should contact the site to see if they accept FSBO listings.
