Are property taxes higher in half moon bay than hayward hills?

Sence prop 13 was passed we have 2 types of taxes in all of california.
1) Property taxes are based on 1.25% of the purchase price.
2)General taxes for the area voted on by the voters such as school bonds,utilites,fire,abatement and others
This would be the only area that taxes would be different from county to county.
3)Your base taxes go up 2% each year but the general taxes only go up as per the origional agreement that the voters voted on.
So as you can see each area would most likley have differant general taxes, but the property taxes would be the same in any area with the same sales price.
What i would do if i were you is ask for a copy of the current property tax bill which will give you an idea of the general taxes voted in by the voters

Hi JB,
The only way to be sure is to check with Alameda County, the city of Hawyard, County of San Mateo, City of Half Moon Bay, and any another other taxing authorities in those areas, to ascertain if/how much the property tax (i.e. % of purchase price) is, in addition to the Sate of CA 1% of the purchase price property tax.

PROPERTY TAX IN BAY AREA CONSISTS OF GENERALLY FOUR MAIN CATEGORIES: GENERAL AD VALOREM , MELLO-ROOS ASSESSMENTS, 1915 BOND ACTASSESSMENTS, OTHER DIRECT ASSESSSMENTS.
AD VALOREM TAX: GENERALLY THE SAME AT 1% OF THE PURCHASE PRICE , WHICH CAN INCREASE ABOUT 2% ( EACH YEAR) OF THE PREVIOUS YEAR VALUE.
MELLO-ROOS: IT DEPENDS, SOME AREA/CITY/COUNTY HAS , SOME DO NOT. THE AMOUNT IS VERY DIFFERENT FROM PLACE TO PLACE
1915 BOND ACT : SIMILAR EXPLANATION LIKE MELLO-ROOS.
OTHER DIRECT ASSESSMENTS: LIKE FOR MOSQUITO, LIBRARY, SCHOOL , ETC VARIES DEPENDING AREA/CITY.
THE BEST WAY IS TO GET AND STUDY THE CALIFORNIA PROPERTY TAX DISCLOSURE REPORT THAT SHOULD BE PROVIDED BY SELLERS OF ANY PARTICULAR PROPERTY. THE REPORT HAS DETAILS.

Something to consider if either of the owners is 55 years old - Proposition 90 allows the transfer of property tax base from one cooperating county to the other. Alameda and San Mateo counties cooperate. You would need to buy a home that sells for equal or less value than what you sell in Hayward. The tax advantages of this could be very good.

Hello JB,

The tax base for San Mateo County is 1.1% per thousand. The link that is included will take you to Hayward's tax assessor site. It appears that SM County is a little lower.
