Ralph,

Being 75 miles away from Montauk, in a drastically different market, how are you intending to assist this buyer?

I own a condo in Montauk that is for sale right now. It is oceanview with 3 levels, 2 decks, one bedroom plus loft, 2 full bathrooms, 2 skylights, walk to town and ocean beach. It is 996 square feet. It's listed at $785,000; taxes are $1500.00; HOA fees are $400.00 a month.

I noticed that no one has gotten to your question yet. I'm not familiar with the market in your area; so, for now, if you haven’t done so already, you can start here on trulia. Simply go to the "Find Homes" tab and type in your criteria and hit "Search". Also, I just wanted to state that historically condos do not appreciate as quickly as single family homes, and tend to stay on the market longer when put up for resale. Plus, association & maintenance fees, plus "special assessments” must be considered... Best of luck and happy hunting! I'm sure a local REALTOR will get to you shortly...
