Hi Al,
I have answered this question before, but since there seems to be activity, you may be ready to check out the Irvine situation now. As I stated earlier, I have worked with REO and short sale properties. I just helped a client purchase a home in Irvine and we closed escrow at the end of February this year. I am familiar with the properties and what is on the market now. I would love to help you find a home when you are ready.

It looks like you have alot of people wanting to work for you. What a great position to be in. As you can see, many of us have foreclosure or short sale experience. It is difficult not to have this experience in the current market we are in. When 60% of the pending sales are foreclosures or short sales..we have experience. I have recently looked at about 40 homes in Irvine. I have been trying to find just the right fit for a buyer in Irvine and can share my experience with you. I have sold foreclosed property and am familiar with short sales as well. In some cases, the foreclosures and short sales are good. But, don't count out a good deal on a regular sale which is really a much easier transaction for you. It really depends on the comps in the neighborhood and what you are looking for in terms of lifestyle and your dream property. Good evening Al....I am sure like most internet savvy homebuyers, you will want to take a look at the homes that are on the market and drive by some neighborhoods before you start previewing with an agent. I offer my Clients access to a great web-based service that enables them to search the mls just like I do. It also enables them to map out open houses and track market activity. It has a notes feature that allows you to make notes directly on the property so you remember what you liked about the home and you can ask me questions when you come across something that interests you....or schedule a time to go preview. It enables me to identify homes that might be of interest to you, as soon as they come on the market, and send them to you for review.
