Lake front property with 2 cottages is owned by a person legally listed as owning 2/3 and another legally

owning 1/3. The 1/3 owner is not taking care of his cottage and is allowing it to fall apart while keeping junk behind it while the 2/3 owner has his cottage painted, repaired, clean, etc. and also keeps up the grounds around the entire location. What recourse does the 2/3 owner have?

There are a number of possible legal remedies -- the 2/3 owner should speak to an attorney in that jurisdiction. It sounds like the 1/3 owner is committing "waste" and devaluing the property. The 2/3 owner should be able to -- in a worst case scenario -- have the 1/3 owner ordered by the courts to remedy the waste. Talk to an attorney, though -- rules vary with jurisdiction.
