It depends on what you want. Do you want high rental income, high appreciation or a good property with built in equity? The other question is how are you going to manage the properties? You want to be close to the properties if you are going to manage them yourself (whether fixing or renting). If you live on the west side, you wouldn't necessarily want a property in Lawrenceville, and vice versa.

Obviously, most of Atlanta is covered with investment opportunities, but also investments.

My favorite investment place is Alpharetta (30005,30004,30022). The rental market is strong and appreciation is one of the highest in the state. This gives you the best of all worlds.

We are now in a market that has caused micro markets within the same zip codes. You have to ask what you want from your investment. Is it a flip or rental, are you buying potential commercial? The Atlanta market has all of the above. You need to sit down with an experieneced and networked realtor who could look at your ideas and cash flow and match them with the markets. The markets are changing monthly so your personal preferences are key, remeber your worth, time and travelling can be involved and a good strong marketing & financial plan must be your foundation before setting out.

30327, 30319 and 30342, the best is going up quicker than the rest and more and more people relocating can afford the best.

Housing in Atlanta is still very cost effective and far below other large cities. There are so many really good investment deals out ther right now. I have helped several investors find property to fix and rent or fix and resell and they have been very successful. Let me know if i can help you find great properties too.

30269- Peachtree City has some of the best schools in the state, you won't find a million foreclosures but if you can find one gem, it is in high demand. Call me if you would like a list of distressed sale or foreclosure properties 770-328-9169

There are some great neighborhoods in Atlanta undergoing revitalization. Just one example would be the Grant Park area, zip 30315. Fantastic potential rental investments. Obviously more information is needed regarding what type of investments you are looking for i.e. flips, tear downs, renovations, or rental potential.

I know of some investment properties with in the Lake Lanier area and Dawson County area. Forsyth County is great too but the prices are somewhat higher with all the growth.

If you are looking for some property - undeveloped, there is great growth potential down the GA400 that are still within reason - price wise.

North Florida still has some great opportunities in a variety of price ranges... Check out High Springs: zip 32643. Happy hunting!
