All tax foeclosure should be handled through your local Chancery Court. Go to your county website, search "Tax Foreclosure or Tax Sale" and you will find what you need. Of course, you can always call a local Realtor and they should be able to help guide you if nothing else.

If I'm not mistaken when buying a property on the courthouse steps that is a tax sale,the previous owner has a one year right of redemption. Unlike a property that is in foreclosed for lack of payment on the mortgage,this is a risky buy. Most investors that I know buy these properties and rent them for a year without spending much money on them just to be safe. I would certainly consult my attorney before buying any property on the courthouse steps.

Honestly, just contact a local tax commissioner office at the county your interested in buying.

1) Ask: when will the next "tax sale" be held? (They probably won't be able to give you an exact date, unless it's almost time)

2) Usually, a couple of weeks before the sale a list will be made available. The list will likely shrink all the way up to the date of sale. When you go on the date of the sale, get an updated list showing what's left.

3) Bring fat CASHIERS CHECK for more than you wish to spend, because there's no time to run to the bank.

4) BUYERS BEWARE! All Sales Final! Know what you're bidding on. Bid to just below your pre-determined max, then STOP. Don't be foolish and go over! This is how you do it...
(*I highly recommend you study up on this process further, or get a professional to assist. Many people have suffered serious financial harm buying at "courthouse auctions". You must be familiar with the entire process and know the rules, so you don't do something foolish!)
