Whats the best method for creating Open House traffic?

And the town does not allow Open House signs.

Deborah is on the money. Anything left on someone's property is no no in my opinion.

We’ve done a couple of twilight open house events and they worked great. For those that don’t know what they are – it’s an open house during a weeknight usually starting around 6:00 or 6:30 PM. There is a lot more drive by traffic and people tend to stop by on their way home from work.

We ended up selling one property that way.

Word of Mouth - Internet (various sources including FMLS) - Office Flyers (inter and outer offices) - Email all contacts - Merchant Billboards - Neighbors in the Open House area (love letting them know, they come to look but sometimes bring interested friends!) - Neighboring apartment / condo complexes, malls, you get the idea right?

Mystic is a great tourist township and I believe it to be one of the quaintest I've been to... Love that little slice of Heaven at the Mystic Pizzeria!

Being creative with an open house is easy - offer a small drawing for a gift certificate... get the traffic going. Some builders in my area actually have clowns and face painting. It's a carnival atmosphere in my town!

By joining National Open House Day. Tomorrow is the big day, Nov 4th. We just need two more homes signed up and we break the 300 mark.

Hi,

We have a few towns that prohibit signs, and Realtors started placing balloons on the street corners. It took a while to catch on, but it's now the well know directional for open houses.

Because of our market, we don't use flyers at the doors of neighbors. Most of the residents find flyers at their door annoying. People travel, or maintain more than one home. Flyers left unattended create litter and also post a huge notice that says the home is unoccupied. In my personal case, I rarely use my front door, using the garage, side and back entrances instead. Junk left at my door could sit for days before I collect it. OK, there's my rant on flyers at the door. A big thumbs down to that.

Flyers to the neighbors via mail is a great idea. When we can, we send hand written note cards, which have a high chance of getting opened and read.

eMail agents and broker offices announcing the open house.

We do little newpspaer advertising, but always put Open Houses in the classifieds.

Of course, post on your website, MLS, anywhere you can.

Drawings for the public are prohibited in many states, so check your state laws before engaging. I think drawings are great, just not allowed here in NJ.

When signs aren't allowed you have to be the billboard! Tell everyone that you know. I invite clients I'm working with currently, past clients, local business owners and friends to drop by to say hello. Inviting all neighbors (does the neighborhood have it's own newsletter? Can you wait until after that goes out to hold the open house?)

Consider hiring a walking billboard. Is there a high school or college student that you can pay to stand out in front of the house with an "open house" sandwich sign?

The local cable channel with home listings may be able to put a banner across for an open house on a certain date. I typically use my newspaper advertising for the house I'm holding open with a banner for open house as well as paying for a seperate ad in the open house section.

Craigs List, your own personal website, company website, any available electronic forum.

The more traffic you generate, the more traffic will come. You also never know who will show up and who they might know that the house would be perfect for!

But the town does approve of sign posts to display real estate signage? Swap the sign over to an Open House sign promoting the event on the Friday morning preceding the event. Additionally, what fines are imposed on the violator? You are leaving town, no? What are they going to lien the home for Open House sign violations? Please...risk vs reward. Here's a no.no. NEVER USE CONSTRUCTION CONES IN THE ROAD WITHOUT INFORMING THE LOCAL POLICE DEPT. Maybe that helps. Have a top-producing agent with a number one firm in the state place you upon the MLS. ERA Property World in Milford, CT for example places your home in relevant newsprint, multiple websites, and sites just like this so that a thorough job can be done. Have you ever considered that the monies that you are looking to save...buyers aren't looking to spend? Selling with a strong listing agent like Joe Fasone can assure a well attended event better than any other measure that you can forge at this time. Consider calling him as he is fair and he hustles his tail off. He can be reached at 203-772-5712 > You won't be disappointed! Rumor has it that he offers FSBOS multiple listing options from which to choose, AND did you know that Realtors sell homes for an average of 15% more than the private seller ! ! ! That shouldn't come as any surprise.

If signs are not allowed, newspaper and web postings work to a small degree. Mailings to the surrounding area announcing the open house are affective. After all, people in the neighborhood may have friends or family members who may be interested in the property. Also neighbors are usually curious about homes in their communities and come out to see the home. Sometimes they bring people with them. You never know who may walk in and get interested.

As someone who manages ads for major real estate brokers around the country - including a large Connecticut-based firm - I can tell you that newspaper advertising is still the best way to drive traffic to open houses.
