Frankly, as simple as it may sound, the best system is the system that gives you the results you want as quick as possible. Many buyers want to search by using a mapping system to show all the homes in a geographic area. We use the mapping capabilities available through WolfNet Technology.
Some prefer to use a search tool that allows them to search by sub divisions so they can zero in on specific communities. All search tools should allow the buyer to identify a search criteria and then be notified by email when new listing appear which meet their criteria.

As far as the results that you'll receive each is going to be equal. There is a term called Information Data Exchange (IDX), that allows homes to be advertised on the internet. Any agents that have a "free mls" are just using the same link to access data. Some may tweak how it's search (maps etc), but the information is the same

I have always favored HomeScanner... it updates the user as the properties change - and new ones come on the market for specific criteria the user sets: Schools, Subdivision, Price, and combining all the factors the buyer is interested in - number of bedrooms, 2/3 Car Garage, etc.

I find that it saves time - and lets you know if a particular home has a contract. As the FMLS site is updated, so too is HomeScanner.

The best system from who's perspective? The agent or Realtor attempting to attract leads or the consumer trying to find the perfect home on their own? As technology evolves, so does the need for agents to adapt their search tools to meet the consumers needs and preferences. Personally, I have been experimenting with a number of search features on my website (see link below) the newest of which has been the addition of link to Trulia. Also, towards the bottom of my main page, you'll see that I have added a city-specific box with direct links to listings in that area. Next, I plan to add mapping capabilities since (as Steve mentioned) most buyers want this feature. As an agent, if you haven't explored this link yet, check out You might pick up some new tools/features for your website. Best wishes with your website. - Ted Shoop
