Sandy - You should try using, a free service that gives you a template to create a beautiful HTML ad for your house. When ready to post, check the box to have it submitted to Trulia. vFlyer offers many sites you can submit to. My listings attract a lot of attention on Craig's List where they can be linked back to the vFlyer ad.

You should know that selling your home without professional representation may not be in your best interest. If you can sell it on your own, a recent survey shows that 5% of the time you'll sell to someone you know, 5% to someone you do not know, and 85% of the time you will list the home for sale with a Realtor.

My suggestion is to interview three Realtors, compare their proposals, then if your Plan A does not work, you can swing right into plan B.

You should also know that homes sold without professional representation sell for about 16% less than those sold by Realtors. And that makes sense, when you are only dealing with 10% of the buyers' market. Does it make sense to exclude 90% of the buyers?

The buyer first sees the home they buy with a Realtor 90% of the time. So your market is really Realtors.

Good luck. If you would like me to refer you a Realtor that you can interview, I would be happy to serve you. Just contact me via my Trulia profile.
