Is villages of Brentwood a good neighbrhood?

Hi Peggy!

The Villages of Brentwood is a lovely community; I lived right around the corner on Huntington Parkway when I first moved to Nashville many years ago and loved it over there. That area has just gotten better and better over the years with Nippers Corner, Maryland Farms, the new Wal-Mart Supercenter, and let’s not forget that you are smack in the middle of 2 major Interstates; you can get anywhere you would want to be, Downtown, Cool Springs, Murfreesboro, within minutes!

I pulled the closest listing to 363 and it shows the association fee at $2, which is an odd amount. I called the listing agent to verify, but did not get an answer. If you are looking to purchase in that area, the only word of caution I would give is that existing homes are not appreciating as fast as other areas in Nashville; this is most likely due to all the new construction - Lenox Village, Cane Ridge, etc. which makes resale harder. But, if you plan to be in that area 3 years or longer, you should be ok.

Assuming your question about it being a mixed neighborhood refers to ethnic or racial diversity, the best way for you to get that information is to go to the school website http://www.mnps.org and find out what schools you are zoned for at that address. Then you can pull the report for those schools. The demographic breakdown is under School Data and they give you a couple of years of information which is nice because you can see trends if there are any. Peggy, no matter where you choose to live, awareness is your best defense, so you will want to check out crime info before you commit to any area; there is an interactive crime map at http://pdmap2.police.nashville.org and a really good sex-offender map at http://www.familywatchdog.us .

The links that Kathy left below will be very helpful for you, you should use those to discover whatever you want to know about any and all neighborhoods.

My son and daughter-in-law bought a house in the Villages of Brentwood. The house had some updates and they added a few more updates. The construction was solid and they feel comfortable in the neighborhood. They have a great back yard and a pretty good value there. I believe that most of the homes in the area to be solid and the area is good value.

I have found Villages of Brentwood to be a solid area. Each home shows varying levels of updating. The homes are pretty basic but provide decent bedroom/bath counts. My experience is that the two story homes tend to perform better in the market. The neighborhood provides good values. It isn't fantastic construction, but if the house has been well maintained and updated, it should remain an investment that will keep pace with the remainder of the market.

I sold a new home there several years ago when the area was being developed. Like any neighborhood where the homes are several years old, some are well maintained, and gorgeous, and others are a little run down and need some updating. You just have to preview the homes to see which category they fit in.

The neighborhood is very convenient to Brentwood, the interstates, and has a lot going for it.

If you are concerned about safety, you might call the police non-emergency number, 615-862-8600. I have heard that if they are not busy, they are glad to give you statistics in various parts of the city.
