That depends, I think we are a few more years out for a total recovery. If you can wait it out do so. However, if you are staying in MI, then take less on your current house and make up negative equity on your new one.

Especially if you are looking to purchase another home, now is the best time, why? Record low interest rates, low property taxes that will be capped for slower increase, availability of Bargain homes to repurchase and a substantially increased market currently due to listing inventory being down by over 30%. You couldn't pick a better time to purchase, unless you would have already purchased. There are not the bargains we saw between 2008 and 2011 now. The demand has gone up and homes are selling more now than they have in the last 6 years, only we haven't see much increase in values as of yet. I am constantly helping families get out of a home for as much as possible and finding a bargain home to improve their living situations substantially every week now.

I would suggest that it is a great time to sell in Michigan, and buy-up. With so many homes on the market, there are great opportunities. Though you may not capitalize as much as you hope by selling your current home, when you move into a higher well-priced home, you gain instant equity. Just make sure you can afford the payments. That is an interesting question and the answer depends completely on you and your motivations. If you have to sell, and are prepared to price your home competitively and have it in great shape, then sure. But get a good agent and make sure you have a strong marketing plan behind you. It is the right time to sell if you are looking to move into a larger house or lakefront home. Everyone is taking a hit in market value right now. This is the first time in a long time that premium property, like lakefront, is feeling the slow down. I would wait out the market if you can, if you are looking to downsize.

This will depend on your personal circumstances and where in Michigan you are located. If you don't HAVE to move right now, that's the best move for most of Michigan (with a few exceptions). Where would you go if you sold your home now?
