Hi Kevin,

REALTOR.COM is the database that boast the largest number of lisitngs in the country. Most, but not all, MLSs upload lisitngs to Realtor.com on a daily basis or multi times per day. However, still not all listings appear there. It is quick and easy. The info shown will give you a quick review of the basics. If the listing agent has a paid account with Realtor.com, you can find addiional info. If the listing agent does not have a paid account, or, is often the case has the ability to add info but just does not, you can often find less complete info on Realtor.com as compared to other search options. Benefit....Quick and Easy; see lots of lisitngs. http://www.realtor.com

LOCAL MLS PUBLIC SITE: Your local MLS may have a public site. The level of info provided is determined at a local level by each individual MLS. Since I am not in your area, I cannot guarantee that your local MLS has a public access side, but many do. Here, you should find a complete list of all properties in the MLS. This link will lead you to the appropriate MLS for your area.

LOCAL BROKER OR AGENT SITE THAT DISPLAYS MLS. Google Livoinia and pick a broker or agent site that has MLS listings displayed. Brokers and agents can arrange through their local MLSs to show this on their site through a sharing process called IDX. With some MLSs, not all the info is transmitted in the IDX file. For example, Virtual Tours are sometimes omitted, but might be found on the public MLS site. This will entirely depend upon the policy of your local MLS.

Choose the option that is best for you. Good Luck.

Hi Kevin,
Feel free to use my website at: [ http://www.rosesimms.com ]. There you can become a member at no cost to you however what it does is allow you to save your searches according to city, price, condo, home. You decide. As you know when you receive upates from an agent like myself or another the material will only last 7 days. In this case it will remain active until you remove it or the property sales.

Good luck and Kevin you are free to search without interuption.

Have a great day and Happy Home Hunting!

Realtors pay a quarterly fee to have access to the Multi List (Livonia is generally Realcomp), so lay persons are not allowed direct access. Real Estate One's website draws from all the area MLS systems, including Realcomp, and allows Purchasers to choose criteria and set themselves up on an automatic e-mail system, just like the MLS, themselves. It's called the FIRST TO KNOW program. It's almost the same as the MLS, as you get automatic updates when new properties that match your criteria come on the market. You control the criteria and you can log in and change it at any time.

You cannot truly search the MLS from any Realtor's site in South East Michigan unless they are violating the terms of their agreement with the Mls. We are not allowed to give consumers full access, so you cannot search solds or listing history.

If you need help doing that kind of research you will need to contact a Realtor. You may search listings on my site below

Kevin,

Fred gave you the best answer. MoveinMichigan is the public site for Realtors in Livonia. Once you find a home you like, copy the MLS number which should be 8 numbers begining with a 27. Your can find the address of the home on Realtor.com using advanced search. MLS will be at the bottom of the advanced search page. You can also look up the address on some of the agent sites sent to you. The company below allows you to enter the MLS number on their first page.
Good luck in your search.

Here is a generic site. You won't have to register or be bothered. Not sure why you don't want a professional to help you, there is no cost or obligation, but that is your choice. You can also search Realtor.com. You just have to ignore the "featured" listings. The only difference between the featured listings and the regular ones is the price the listing agent pays realtor.com. That is where the "recommended" agents come from also.
