Riverton Lofts in Hastings on Hudson, NY

Hi,
I was hoping someone here could help me if they were familiar with this building.
I looked at a 1 br there that is listed at 621k. It doesnt look like their prices have gone down at all since it was put on the market. I was hoping for a suggestion on what a fair price is at this current market.
Also, any info on what the people are like that live there. Age Range, married vs single, etc.

Dear Rick, usually a brand new development does not wholesale prices. First it would likely cause a situation with persons who already have purchased. If you look at the 2 latest sales in the studio and 1 bdrm model, the sold prices were at 99% plus of list price.
More importantly of interest at Riverton is they are selling a greener lifestyle choice. They have designed and built an eco-friendly and energy efficient complex. These units have utility carry costs that should be about 40% less then a comparable size elsewhere. In addition, they have utilizied reneweable products, special insulation as well as construction reclamation during their initial tear down of what was originally in that location. The complex allows walking to everyday daily chores, like train and shopping. They are targeting a widely growing market of buyers who understand the benefits of their design and are making a conscious decision with their lifestyle. Should you decide to take an attempt at a purchase, pick an agent who will definitely provide you a pricing scenario BUT also understands the eco-aspect of the place.

I can tell you one thing everything is negotiable in todays market. Get an agent that is a trong negotiator.

Hi Rick, To make this easy for you I can use our local MLS to find you sold and active comps so you can see any and all activity for whatever time period you choose. Be careful on some of the home value sites because many times they are not accurate. These units are newly constructed, there have been four sales in the past six months ranging from $328,000 for a studio to $1,097,000.
