Many sellers want to wait to put thier home on the market until prices "go up" and if there was one thing I wish I could show them is that it does not matter the market. If they sell it at a lower price than they could have gotten a year ago they will also buy the new one at a lower price than they would have had to pay a year ago so it is a wash. Many sellers want to sell high but buy low it is just not really realistic.
