Shouldn't the real estate agent have to tell the seller that their property can not be financed by any bank?

There are loans out there for all types of properties, including ones that need major renovations.

Depends on condition of home following would happen:

SEVERAL REASONS BUT NOT LIMITED TO THE FOLLOWING:
1. Severe foundation problems - only cash buyer then
2. Roof repair would not past inspection
3. Issues with structure
4. Electric
5. Mold
6. Water damage

Now if these were repaired then property could be sold with lender approval.
