Are 12 month leases common in Miami Beach condos? What's the demand?

I am interested in buying a condo in Miami Beach and leasing it out. Do condos lease quickly? Which zip code is 'higher demand?'

I am in Aventura/North Miami Beach, There is so much inventory down here finding a great deal to purchase a Miami Beach condo will not be a problem. But, remember the famous rule in real estate location, location, location. If would be best for you to go to south beach yourself and find something you want to keep as an investment. I would look in area code 33139. Near all the clubs action, spring break ect. the happening area that people want and would pay to be in. If you would like me to give you some financing options let me know.

Sure! Yearly leases are most common. Now, during the winter season, loads of people are seeking short-term rentals, 1-3 months (Dec-Jan-Feb) Not all condos allow short term vacation rentals, most all do allow 12 month leases. Yes there is a demand for properly priced and attractive apartments ~ always.

This is Miami Beach... we draw close to 10 million visitors per year. There will always be demand for leasing condos. It is a GREAT place to live. Condos do lease quickly, if priced right from the beginning. Also, it is important to have a unit that offers parking. Parking is a big issue here on the Beach.

Depending on the Condo Association rules, you could rent it monthly or yearly.

Zip code in highest demand is 33139.

This is a typical lease on hte beach. Some condo assocations only let the owner rent out to one person per year. So most owner alow only one year lease useless the person is willing to pay a little more so the owner does not lose much on a short term lease.

yes it is common 12 months lease in condos in Miami Beach with or without furnites , lease prices from $800 to $30,000
