What is my 4-door Lexus with 11,000 miles on it worth? You see what the brokers are saying? There are many things that influence the price of a home. Condition, Location, Time you need to get it sold by, and many others. The best way to find out is by having a professional look at the property and then they can show you the comparables of similar homes that have sold as well as the differences between yours and the comps. As a ball park value, being my office is right here on Broadway and we are the leading brokers of sold homes in North Massapequa, I am very aware of what has sold here. The most recent Hi Ranch that we sold was just over $600,000. But that home had many updates it was not the typical Hi-Ranch. The bulk of Hi-Ranches here have sold in the low $400,000 to $500,000 depending on location, condition ect ect. If you would like to know what yours is worth today I can have one of my Professional Real Estate Agents help you no charge just call me.

Where are you located? Are you on a main road or a cul-del-sac, what updates have you made to the house, how many bathrooms do you have, is the lower level finished, does the house have central air conditioning, do you have a garage or 2, inground sprinklers, pool, etc, etc, etc? There are too many variables in selling house and you cannot get any kind of estimate with the information you provided. If you would like, we can provide you with a more accurate price if you contact us at our email: email@example.com
I live and work in N. Massapequa so I am familiar with the area. However, location, condition, and market competition determine the price. I have a pretty accurate program on my web-site http://www.SellsNY.com called the "Market Snapshot". When you enter the general information regarding the property, you automatically get updates for the nieghborhood every 4 weeks. It tells you how many properties are on the market, SOLD properties, days on the market, and list to sales price. It's a great tool to watch the market in you immediate area. My clients love it!
There is more to determining a realistic asking price for a home in any given geographic area, than knowing the number of bedrooms and style of home. It's a good start, but because there are so many variables, putting the right price on any property is determined by many factors not available in your question. For example, is there much updating in the home, does it have any location issues that might impact on the price, does it have a backyard, etc.
There has never been a time in my twenty years in the business of selling real estate on Long Island that proper pricing has meant the difference between selling in a reasonable time frame or languishing on the market with an ever increasing inventory.
