We have a 3br/2ba home in the 29209 area, built in the mid 80's.

We are making improvements but are concerned about the return on our investment that we will get if we sell in the next 5-15 years. What would be our best choices in flooring, countertops, etc...to improve our home's value yet insure that we're not overimproving for our neighborhood?

I agree with the previous answers as far as focusing on kitchens and baths, but would like to add, there is a wide spectrum of homes in the 29209 area! If you are considering major remodeling like adding on rooms, tearing down walls, adding bathrooms, please consult a real estate professional who can let you know what the property values and standards are in your neighborhood. You can get yourself into a tough sell situation by over building.
Hardwood floors are always desirable as are tile floors in the wet areas. Both are great improvements for just about any home! When it comes to counter tops and appliances, focus on what makes you happy if you can afford it! I see so many sellers who make improvements to sell and say, "I wish I had done this while I was living here!" Make sure, if you live in an area where the buyers walk in expecting granite countertops, you aren't showing off brand new formica! If your home is already to the standard of the neighborhood, some great inexpensive updates are paint, light fixtures and plumbing fixtures!

Changing to hardwood floors in the living room, great room, foyer can add tremendous wow factor. These are classic changes that appeal to most buyers. Updated vanities and plumbing fixtures are a good bathroom choice. If you can afford ceramic tile that would also be good, however they now make very nice laminate tiles - self sticking for as little as .99/tile. For your kitchen - if cabinets are dated, you can just replace the doors and put on new hardware pulls. The trend now is stainless steel appliances, nickel hardware, granite counter tops. Open floor plans in the living level, Master bedrooms with walkin closets, double vanity sinks in master bath. A great and fun way to stay connected with home design is to watch 'Design to Sell' on the Home & Garden Channel (HGTV). Hope this helps.

Ceramic tile in bathrooms is always nice - and not necessarily expensive. For other flooring, countertops, etc, I agree with Jeremy and Jes - check out the other homes for sale in your area and see what most of them have done. Keep it neutral - especially for hard-to-change surfaces like tile and countertops. While you may never recoup the full cost of improvements, you intend to live there for a while, so your enjoyment factors in, too.

I agree with with kitchen and bathroom upgrades. You may even want to view other homes in your neighborhood that are for sale, that will give you a good idea of flooring, appliances, etc that are being used and help you determine what would be best for your home.

Usually your best return on investment is upgrading your kitchen and bathrooms.
