If you are considering major remodeling like adding on rooms, tearing down walls, adding bathrooms, please consult a real estate professional who can let you know what the property values and standards are in your neighborhood. You can get yourself into a tough sell situation by over building.
Hardwood floors are always desirable as are tile floors in the wet areas. Both are great improvements for just about any home! When it comes to counter tops and appliances, focus on what makes you happy if you can afford it! I see so many sellers who make improvements to sell and say, "I wish I had done this while I was living here!" Make sure, if you live in an area where the buyers walk in expecting granite countertops, you aren't showing off brand new formica! If your home is already to the standard of the neighborhood, some great inexpensive updates are paint, light fixtures and plumbing fixtures!
