Just some questions:
1) I understand you are concerned there have been no showings, how do you know there has been no action by your agent to get you traffic? Have you asked for copies of all marketing? If not, I suggest starting by asking and verifying how your home has been advertised.
2) Have any similar homes sold? In some cases, only certain types of homes are selling (for instance brick with 4 bedrooms, and a finished basement) if your home is not similar, then you may have to make a price adjustment to compesate buyers for those items they are looking for in todays market.
3) Have you read your contract? There may be a clause or clauses that provide options. For your area, the home can be listed in the MLS for sale and also for lease. This would be through the same agent.
Real estate professionals cannot interfere with your current contract. Once that has ended, I would be glad to suggest some local agents to help.
Unfortunately thats very commonplace in the overall market we are in now, especially down here in Central Florida you are just past the average For Sale time here. I would ask your agent to give you an updated Comperative Market Anaylsis and see if you need to make any small our drastic price changes to stay ahead of what is probably still a declining market in your area.
