How can I create a bigger 'buzz' around a listing when there are already 3 on the street?

Tyler, I don't know your market, so take this with a grain of salt.

1. How well does the home show? Forget the beds, baths, etc. Is it clean, fresh paint, staged, uncluttered?
3. Curb appeal outstanding? Paint the front of the house and make sure the front door and entry are impeccable. Lighting, flowers, landscape.
4. If your market is really slow, and the sellers have to sell (meaning that they have time constraints), I suggest looking at a buy down program. If the home is in a tract, and most of the homes are the same, a buy down program can make your home much more affordable IMMEDIATELY. The average home owner moves every five years. If the other three homes cost $4,000 per month, and your costs $3,000 (and your market it that way), you'll look like a GREAT DEAL.

Also, it should go without saying, paying above market commission will be a positive enticement to buyer's agents...cheaper than your first price reduction!

You have to stand out above the rest... somehow. You have to be more than competitive.

Better price is one.

Offering terms is another.

Make sure you are not listed for sale offering below market commission. This worked well in the hot sellers market but is deadly in the current market. Make sure you are offering at least 3% commission of you will not make it onto many selling agents lists.

How good is your listing versus the others? If it's the same or better, then I would consider a neighborhood open house. Get the other brokers involved. Get them to share the marketing costs. Invite the neighbhors and ask them to invite family members who might want to live in the neighborhood too.

I find that putting a 24/7 Rider helps create more interest in the home.
Most of these service offer call capture with caller Id and statistics
You can also place a 1 Year Warranty Sign above available from AHS Home Warrantee.
You can also place a light on the sign so that it can be seen at night.
On Open house day use lot of balloons and lot of signs to get people to the home you are selling.
Make sure the yard is properly manicured and the landscape stands out with lighting and flowers, don’t forget fill the beds with new mulch.

Tyler: The answers given are excellent suggestions. You might also try holding an open house in the evening--as people are coming home from work. Your open house signs will stand out--and you will likely be doing something that the other agents are not.

Probably the best thing you could do is make your home more presentable and inviting.

Curb appeal is one of the factors in chooseing a home. I know when I look for a new home, if it doesn't appeal to me from the outside, I never even get out of the car.
