Are there issues with Grayhawk subdivision in Frisco?

Hello - Many homes, including auction homes, are for sale in the Grayhawk community. In particular, some homes on Pelican Dr have had price drops of 20% or more. Any insights as to why this is happening will be greatly appreciated. Thanks.

Many of our home buyers like Grayhawk, the area is further north in Frisco

If you are interested in purchasing need think personal / professional lifestyle. Frisco has lot of Frisco due to new construction 100% no down payment loans, families could not sale home based on mortgage amounts, and value of home.

Grayhawk - in my opinion, the traffic, the location, and the price's are all wrong in this subdivision. There is some shopping finally coming to the area, but with it location (close to Little Elm) this location will always be a challenge.

Grayhawk still has a few issues with foreclosures and I think the majority of the foreclosures are coming from investors who bought and could not get them resold. Their are also a lot of rentals in Grayhawk. You might want to try Christie Ranch. Nicer homes and many builders are looking to get out of there so they are giving great deals. According to the city of Frisco the intersection at Teel and Eldorado will be complete by May or June 2008. That should help speed things up.

Richard, Shaddock Creek Estates III is the place to be in Frisco (Eldorado & Legacy), K Hovnanian is giving some great deals out there, and you won't find the traffic problems nor the values dropping in that subdivision.

Richard, As of today, there are 7 homes on the market in Grayhawk that are foreclosures and I know of 2 that are about to be foreclosed on that haven't been listed yet. I showed 3 of them in the past 3 weeks and 2 of them were really in great shape... just the occasional touch up paint needed... The third one was another story. This house had over 4300SF and there was green and black mold in EVERY room of the house even in the family room from the baseboards to about 2 feet up the wall. We first thought that the house had flooded and that was the cause, but the carpet everywhere was in perfect condition. Even though it was a bank foreclosure, but the house was built at the end of 2005... I called the builder's rep and left him a message about this... I never heard back.... Bottom line, in 15 years in real estate, that really caused me to ask the same question as you. I'll let you know if I find out anything...

Well, there are many auction foreclosure homes all over the DFW metroplex. More foreclosures are located in South Dallas. I can provide you these stats, as well. I would like to see the stats of a 20% decrease in Grayhawke. You have to be careful of what you hear. There are many factors that have to consider when determining value. I will be glad to give you more information and can give you stats showing that there is not a 20% decrease in value in Grayhawke.

Buyers and home owners are discourged at this time, trafffic on Eldorado and 423 is bad at peak times. Will get better when 423 and Edorado is widened. Market should come back when this happens...great community with some good bargains at this time. I know the area and builders with spec inventory available...good incintives offered by builders.
