While Matt's offer is very generous, I'd caution you to consider the following.
If you do not yet have a real estate agent, then you should know before you commit to working with someone specific that generally speaking (with some possible exceptions) the agent who walks in with you to see any property for the first time will "by default" become you real estate agent (at least for this property)- unless you have a written agreement with a different agent who you have already designated as your real estate agent.
If that is the case (you've already signed an agreement with an agent to represent you) and you'd like to continue to work with your own designated agent, then you should contact your agent to arrange a showing/viewing of this property for you.
Again if you do not yet have a real estate agent- I would suggest speaking with multiple agents before you make a choice on whom you'd like to work with, and I would not necessarily rule out people who have responded to your request here. These agents tend to be pretty technologically up to date (compared to the vast majority of Realtors), and as a result they can often respond to requests more quickly.

I am the neighborhood Agent and live walking distance from this area. I jogged past the property early this morning and it has a lot of potential. The owner is a real estate agent and she has dropped the price from 289,000 to 249,000. It needs some repair but not to large of a problem to tackle. i.e. bedrooms need updating. If you are looking for a two flat investment property, I have a handful under 90,000 that needs complete gut rehab, none the less these properties are near the Belden home and steps away from the train. 90% of renters look for rentals near transportation. Perhaps this is another way to live in the dwelling as well as have a renter to assist you with a continous cash flow to pay mortgage, taxes and insurance.
