Is it common to ask sellers to patch the walls when they have a lot of pictures frames/wall hangings?

Looking to buy a townhouse and the sellers have an excessive amount of pictures and other items hanging on the walls throughout the house. They're refusing to patch the walls, and my agent is saying that she's never had buyers make that request before...am I out of line or do I have leverage to either make them do it or shave a little money off the price so we can fix it? Most will be simple nail holes but several items have bigger screws.

you can ask but if the seller refuses, you then have to deceie if you want to loose the home over your request being turn down.look at the whole picture and think down the road, is it worth it?

Michelle,

Your request involves negotiation. A buyer can ask for anything but not necessarily expect to get it. If the sellers are motivated, they are generally more willing to make repairs or give a credit at closing. It sounds like a simple, low cost job that will be included in the prep work for painting. The bigger question is--is this a battle you want to wage. If you are happy with the home and price you paid, let it go.

I had buyers with same issues as yours with no problems from seller.

YOUR OPTIONS:
a) Reduce offer
b) State you will search for another property

I remind our buyers "pick and choose" battles for request make a win / win situation for all parties.

Hi, On a personal note when I sold my town house we patched them as a courtesy. Unless it states that they have to patch them in the contract they typically don't.
