As far as how it should be priced, that's a question that you and your agent need to discuss. While I know that we're responding to your request here, I take the MLS rules very seriously and am wary of crossing that line between helpful advice and solicitation of a listing. Definately talk to your agent about a price drop if you really want to sell.
I agree with Sandra that an updated market analysis seems in order. Properties on the market
for longer than 90 do not reflect an honest market price as additional market time decreases
the sales price. 85th is also an arterial and although it may be a very desireable property you
would probably need to reduce your price from comparable properties a minimum of 10%
and more likely 20% or find a recent sale on a similarly-trafficed street. Also, keep in mind
condition is everything in all marketplaces but critical in this marketplace. All deferred maintainence must be done and I would suggest having a building inspection done to make sure all items are covered.
