What features are renters looking for in a duplex as rental?

We are thinking about buying a duplex (2br/1ba ea unit) in North SJ (north of Japantown). How important is a private garage vs. shared garage? How important is a dishwasher, washer/dryer, garbage disposal, own yard, etc... I'm wondering must have vs. nice-to-have.

All makes sense! What's the difference between a duet and a duplex? I can't do much about the shared garage, but there is a storage facility (size of a double-car garage), maybe I can split that up to create private storage for each unit.

The more home-like features the place provides they will stay long.

Private garage is important as people all want privacy.
Dishwasher, built-in microwave, laundry hook-up, a little back yard. 1.5 bath, good lighting. A tool shed in the back is always desirable.

Upgraded kitchen and new paint tone will really turn on tennents....

Some investor rezoned the DUPLEX by making it a DUET. The ROI is 250% after an upgrade and a split.
You need to go to City and get it changed but it is not hard.

The dishwasher not as critical for the area and level of rental. I do not think that would be a deal breaker now.
It may be something to add in the future if you get feedback from tenants or potential tenants.

Thanks for the advice. This property has a shared garage, but plenty of street parking. The front unit has a washer, but no dryer. We are considering installing a stackable OR placing a dryer in the garage for the tenants to use. The back unit has hook-ups, but no washer/dryer. I checked craigslist which seems sto have a lot of apartments listed. We'll see how it goes. What about a dishwasher? How critical is that? These units do not have a dishwasher.

Great question. As far as the garage is concerned, I would look at how much parking is available outside the property boundaries. Is there street parking? Limited or easy to find? If the laundry is a shared situation, it could be coined operated in the garage for both units. But the then the utilities are confusing. Garbage disposal would probably be a non-issue. Laundry and parking can be huge benefits depending on the area and rental rate. How convenient is a laundry mat...etc.

Yards can be important if pets are involved or simply from the perspective of having summer barbecues. I would also advise looking on http://www.Craigslist.org to see what rental rates are in the area and the amenities offered. That might help you place a more specific value on the features of the property you are investigating.
