Is 1,050,000 a reasonable offer for Stafford Place, residence 3 by Lennar? We were turned down by the

Lynn911, builder turn down his offer simply because his offer is too low. They don't want to give it for free.

Thanks for all your answers. I posted this question last year, and have since bought another home. I'm glad Lennar turned us down...we would have paid too much!

The most recent sold(per county record up to april) stafford plan 3 home: 6625 Kings Road. The most recent sold plan 1 home priced for $870K, plan 2 for $900K. all have hardwood floorplan, & backyard landscape done.

backyard, front yward, blinds all included. when you say recent sales, give me in a tangible way or show a clear sale for this quality and sq. ft and value and then compare.....there are lots of other general sales to throw out at otherwise.

you are offering too much. You need to be well under a million. Check recent sales and push for the backyard and the upgrades.

banks are broke. they should not be lending for homes at these prices. finally, i am hearing banks and builders souring relations over banks not wanting to pimp the over prices, boxes being sold for 1 million american dollars.

The corner lot one that we wanted has now been sold..I don't know for how much. There is one that's available in Sept. that we are interested in, but not sure how to proceed.

Are you making an offer for the home that is listed in the inventory right now? They are available for 09/08. As they need buyers for these you get good deals for them.

Thanks for all the input. We were pre-qualified by their lender. The lot we wanted was a corner lot and it was slightly larger than their average lot, but it didn't include hardwood floors which they said would be another 40k. Lenin, are you being serious or sarcastic?

One of our friends bought same model for 1050000 and moved in Feb'2008 with all the upgrades( hardwood floor included in the prce). So do not offer anything above that. Market did not improve after 2/2008

You are absolution right. I admit, I was totally wrong. 1.05M is far from free, instead it is way overpriced. I think it shall be 900k by year end.

Lenin - I'm surprised by that comment especially coming from you. How is $1.05M free? I believe that those plan 3's will be sold for even below $1.05M by the end of the year.

Come December, there will again be super "deals" on these homes if you can close by year end. That will be the challenge though, as lending has become quite difficult. So get your ducks in order and be ready when those home builders want to make their numbers for year end.

Why did the builder turn down your offer ? Have your supported your offer with letter of approval from a lender or bank stating funds are available. Without additional detail difficult render a comment.
