The best time to buy and sell is when you need to. It is best to buy and sell in the same market.

Hi Leigh,

I agree that the best time to buy and sell is when someone needs too, and that it is important to do it in the same market…..except if it’s a declining one and you have some flexibility. Many sellers that I have worked with have not had a NEED to sell at the time when I first met with them, but did have a need in the near future (6months to 1Year). I have made recommendations to list their homes ASAP and rent for a period of time until they needed to be in the new place…this has worked out great for relo-clients and retirees especially. But, if you’re referencing seasons at all, I have to disagree with Robin. Most people wait until the spring to buy and sell. In my market, the best time to buy or sell is during the holiday season, for the simple reason that there are fewer buyers and fewer sellers during this time, creating a reduction in the competition for one another.

Best Time to Buy Homes

When you’re financially prepared, you might consider buying a home for you and your family. Ideally, the best time to do this is when there’s a buyers market, meaning, there’s low interest rates.

Also recommended times are life changes that fit your current situation such as the start of a new year or before school starts for your children.

You’ll notice that spring season generates a lot of buzz in the real estate industry. During this time, real estate agents and buyers crawl out of their hiding place and welcome the activities in store for them. Sellers mount their “For Sale” signs on the properties and buyers want to make a deal. However, this is the worst time of the year to buy a home because the market is flooded with inventory and offers are not that good.

Buy on Easter Sunday
If you must buy during the spring season, buy on an Easter Sunday. This falls sometime in March 22-April 25. The reason is simply because there’s almost no competition during this day. When you inspect the home on a Sunday, you can immediately present an offer and it can be easily signed and accepted on the same day especially if the selling agent and seller is the same person. Come Monday, other offers would be rolling in but they will come too late because you’ve already bought the property.

If you are moving up, buying a selling in a buyer's market can produce a greater net position for you than if you are downsizing. Our market is good for move-up buyers right now.
