You are a couple of hours from the mountains and less than 30 minutes from Lake Lanier, which is a very poular lake. They have a water park as well as host many cultural events. Your are also about 30 minutes from Stone Mountain Park which has a nightly laser show. They also host many special events.
The buyers market has really hurt home values. It is a great market if you are a buyer. Another contributing factor is the foreclosure issue. A buyer can find a foreclosure that sold for $100,000 or more than the current asking price just a couple of years ago. That listing now competes with a sellers private residence. You now have a home that sold for $300K selling for $199K. It is impossible for the private seller, who has a legitimate $199K home, to compete. The private seller must then lower their price to try to undershoot what is happening in the market. Hence, the reduction in prices.

Cost of living from Connecticut to Georgia would almost qualify as a wash - except that the taxes could be less depending on the county you choose.
Georgia has lakes, mountains, beaches, and many historical sites. Having visited CT last summer, I enjoyed the beauty and there is nothing better than an afternoon in Mystic.... but you will find that Metro-Atlanta suburbs have that and much more...
Distance to attractions as anywhere else would depend on where you settle. Forsyth County has the Lake Sydney Lanier community and Big Canoe is in Pickens County. Opportunity to visit nature - on a canoe trip up the Chatahoochee River is priceless!

That being said, new construction has taken the hit the hardest. A community like Dacula is in transition. Builders flocked out here (I'm a resident) to build only to find that their homes weren't selling to the usual clientelle. Because Dacula is so Family-centric moves mostly take place during the school year. Watch the market here in the next 3 months and you'll see a quick upturn.
Dacula is diverse and near multiple parks and lakes. Any metro Atlanta city will put you HOURs from the beach but you're only 2 hours to the mountains from here. There's a lot to like in Dacula, so there'll be little reason to venture out for a while.
I used to live in Fairfield County CT and can tell you that the cost of living is much less than what you are currently experiencing depending on where in CT you live.
As for the reduction of price in 10 months, well we are currently in a Buyers Market which forces home sellers to do a couple of things. Number one, the home must be in great condition to attract buyers along with making sure the home is priced at or below market value. With so many homes on the market, buyers have an advantage in picking and choosing their new home.

Right now the declined is not as marked as some areas but we are seeing that Inventory (homes on the market) has increased 30% from this time last year.
