Which SF neighborhood is best for first-time buyers?

I'm with Phil. Inner Mission, Hayes Valley, maybe even Bernal Heights. Bernal probably represents the best bargain, since its in a bit of a transformation. But if you work in Marin or North Bay, that may put you to far out?

One of our users posted a potential bargain TIC in the Mission. I think it needed to be purchased in tandem with a Commercial space though. So, if your not an investor, it may not be for you.

At first glance, this seems like a relatively easy question to answer, but it really does depend on what your needs are. If you're really looking for a house, two great and affordable areas are Sunnyside and Miraloma though they are somewhat far from the city center. If you're more interested in a condo or TIC closer to the city center, then the Mission and Hayes Valley are good places to start.

Well, it all depends on whether or not you have a trust fund :-). My husband and I are in the process of looking right now, and we are finding better value in the Mission, Sunset, Richmond & even Sunnyside.

Depends what public incentives are available to you... First-time buyers can often get up to 30% (or more from a DALP loan) financed through the Mayor's Office and not have to pay it back for 30 years (yes no payments or interest). This can be layered with MEDA grants($10,000), WISH grants ($10,000), HICAP loans, first time homebuyer tax credits, PIC ($20,000 forgiven after 5 years), TND ($20,000 forgiven after 5 years)...
