Shindler , Richard Neutra and Art Pepper all hung out or lived here, and dozens of music, film, literary, political, finacial, and art luminaries have lived here since the 1910-20s. Actually, the current crop of hipsters are probably the least talented to move here.....but they sure do dress well....oh, waitaminute, they dress mostly in 60s retro....I think the 1960s Los Feliz hot rodders like Big Daddy Ed Roth would have something to say about that.

In answer to you question, yes, while prices are high in Los Feliz proper, there are many L.F. adjacent areas which are more affordable. Echo Park, South Silverlake, Elysian Valley, Atwater, South Glendale, East Hollywood, South Hollywood. Besides, most of the people you see having a good time drinking Lattes or hangin out in Los Feliz dont live in Los Feliz, but in the aforementioned places, or worse, the westside. Lots of affordable apartments.
I agree... Los Feliz has not been up and coming for quite a few years. It has already come!
If you want to live in Los Feliz, the prices are pretty high... be prepared to spend on average around $850,000.
