I noticed that you have a lot of great answers already. It is always a good option to get to know the areas, and certainly now is a good time to start looking at things online. I usually set my clients up so that they receive listing directly from the MLS that meet their criteria. I've worked with a lot of out of state clients and one of the challenges they often have is listening to well meaning friends that think there is only one or two places in Las Vegas to live. Las Vegas has some wonderful master planned communities in many locations. You didn't mention if you are retired or you are transferring to a job here. If it is for a job, you naturally will want to look at travel time. If you have children you may want to look at schools. All of these will help you determine where you want to live. Is the lender you are talking with located here in Nevada. If not I would strongly suggest that you speak with a lender here. I would recommend for you to get familar with the area by reading local publications or blogs so that you can learn as much as you can to familarize yourself prior to your traveling here. I would encorage you to find a Realtor that has indepth knowledge of the area and first start locating the area of the Valley you would like to reside in. Maybe you want to be close to work or school or whatever. Our system of title transfer maybe a little different than you are used to because we do not require attorneys to facilitate the process. A title company handles all the paperwork, pays off the sellers loan and records the deed. Congrats on your decision to move to our wonderful city of Las Vegas. There are many great communities to live in here. You will definitely want to do some research on which areas you are more interested in. A good Realtor will recommend certain areas and give you a description of each area.
It is never too early to at least build a relationship with a Realtor prior to you moving out here. I would be happy to start working with you as your Realtor since you do not have one yet. I have helped many first time homebuyers and many out of state buyers as well. I make it easier for them by being their eyes and ears over here in Las Vegas. If you truly wanted to, you could ultimately purchase a home without even stepping foot into it. I am more than happy to start sending you properties that match your specific criteria between now and the time you decide to move. Once you find a few that you like, I usually do a lot of homework on those properties so you have a full understanding of their situations and descriptions.
My advice is to not pick out those homes until you are about 45-60 days from moving here. The reason is because many homes in this market are selling quickly and you don't want to fall in love with a home just to find out it is sold by the time you are able to make the purchase. I think it is not too early to start the preliminary stages of the process. I would not start to search for the exact property for you yet, but I would concentrate more on what areas you are most interested in. I would also research the schools if that is a consideration for you. You should start by talking to anyone you know who lives here in Las Vegas. If you do not have any family, friends or co-workers who live here your best bet will be to choose a Realtor who knows the areas very well. I have been a Las Vegas resident since 1974 and have been a licensed Realtor for the last 8 years.
I do recommend you take a trip out here to look at the neighborhoods firsthand and see what you like and what you do not. This will make the whole process smoother. I know the process can seem overwhelming for someone who has not done it before.
The specific home you provided the link to will probably no longer be available in June 2009. That is ok, because there are plenty of good properties in your price range and new homes come onto the market daily. I would recommend you get serious about looking at individual properties about 60 days before you would like to move to Las Vegas. I would schedule a trip to town and ask your Realtor to block off time for you during your stay. I would also suggest you stay for three days minimum to allow for a thorough search and time to submit the offers. When you are looking at homes try to come up with a 1st, 2nd and 3rd choice of homes that could work for your family. This gives you a plan B and plan C in the event your first choice property does not work out.

To answer your question impartially, you should choose a Realtor now who is web-savvy and can provide you with all the information you need, be your eyes for you before you get here, create virtual tours and property overviews of any property you're interested in, so you can make the best decision before submitting an offer.
Once you have an accepted offer, that's when you'll want to come out to see the home in person, to see if you want to move forward with that home. Yet, that's just the home. You also want to consider your areas, too. What's important to you and your family, what do you want to be close to? How do the HOA fees and taxes affect your monthly payment will also determine where you want to live.
I encourage you to speak with a few Realtors by phone to get an idea of their experience with relocation buyers and what their existing clients have to say about them as well.
