How do I know if I should offer more or less than the listing price in Modesto?

Is there a difference if I'm looking for a single family home versus a condo, or some other type of property?

It's now a buyer's market in the Central Valley, so you will find many properties listed at, or below, market value. Sellers have three options: accept your offer, counter your offer, or ignore/ reject the offer. If your offer is not accepted, re-submit at a price you can afford. If the seller counters, you can accept, or let your real estate professional goto work for you and write another counter-- negotiation skills are key here. Finally, if the seller accepts your first offer, then all is well (or you might be paying too much). Again, negotiation skills are key in getting a great deal. Every property is different. The best thing you can do is work with a Full Time Realtor that is reputable. They should be able to show you comparable sales in the area and guide you through making that decision.
