Many lenders are almost all the same ALL based on your loan application for approval.

Terre Lapman - Community West Bank - Senior Loan Consultant
Business: (805) 966-2912
Cell: (805) 403-0909

Terre is an excellent lender and one of the most tenacious people I know. She's experienced, accessible, helpful and thorough. Also, her loan turnaround time is quicker than most because she has in-house underwriters. I trust Terre completely.

Dan Skidmore - PNC Mortgage - Lender
Cell: (805) 896-8479

Dan is very resourceful, hardworking and helpful. He won't shy away from complicated loans. If you are qualified, he will find a way to help you.

Chad Smart - Wells Fargo Home Mortgage - Private Mortgage Banker
Cell: (805) 570-7082

Chad is a talented, experienced, and accessible lender who I like working with.

Justin Dees - Wells Fargo Home Mortgage - Mortgage Consultant
Cell: (805) 886-8318

Justin is another really good lender. He's honest, straight-forward, can always be reached and will get the job done!

I hope that helps!

As a 25 year veteran Realtor® in the Santa Barbara area, I have worked with many lenders and can recommend many. At the top of my list would be Arthur Biancone with JP Morgan Chase,, 805-965-4970. He has out performed most other local lenders and has sealed the deal for many of my clients!

Please feel free to contact me for further details.

Best of luck!

ALWAYS use a local broker or lender. You can always use a local bank, but the bank's lending box is getting smaller and smaller. My suggestion: find a local mortgage broker. Good mortgage brokers can provide more financing options and normally offer you lower rates.

You can do this two ways:
- Ask a local realtor for a mortgage broker referral or
- Use the website below. The website is to the National Association of Mortgage Brokers, search for a nationally certified mortgage professional - CMC or CRMS designation.

Yours is a good question, and here's why. It is important to use a local lender in Santa Barbara because it is a unique market, and only local lenders have appraisers who will properly appraise your prospective home so you will be able to get your loan.

Here is my contact info if you need further help. Welcome to Santa Barbara!

I recommend Countrywide and Chase locally. Ask for Diana McFarland at the former, and Ken Doss at the latter.

I think there are several good lenders in the Santa Barbara area. There are a lot of professionals here in our little community and I also think with all the issues with lending of late, there will be that extra level of service etc.

The best thing to do would simply be to call or email me directly and then I can give you a few names, their reputations etc.

Look forward to hearing from you.
