In 92127, Rancho Bernardo has some single story homes. Most that Cassandra list below are there. However, I know of two that closed in the $625,000 to $680,000 range in the past 6 months. We sold 4 single story properties there last year. I currently live in that zip code.
We lived in 92129 for 4 1/2 years when I first moved to San Diego 11 years ago. There are a some, they do not come up for sale that often.
92130 is Carmel Valley and the single story homes tend to be larger and more expensive. This zip code is considered more coastal, hence, higher priced.
The key to this discussion is size. There are 9 listed in those zip codes, 5 are Santaluz and we know you do not like the Mello Roos.
Broken Bow is on a ridge, easterly views, 2,745 SF with a pool and a $75/mo Mello Roos, $104/mo HOA, built in 1995. This is in Rancho Bernardo, family community.
Donaker has no views, near a major street, 2,715 SF with a pool. It was built in 2002, so it does has some Mello Roos, though it is not in the listing. This is in Rancho Penasquitos, great family community.
The other two are in Carmel Valley.
San Martine Way is 1,821 SF, was built in 1985 with no kitchen remodel and some bathroom remodel. Also a great family community.
Caminito Exquisito is 1,912 SF, was built in 1996 and has a $117/mo Mello Roos and a $314/mo HOA. The house looks mostly original 1995.

When doing a single story search within those three zip codes, I found these four properties in addition to the Santa Luz home:
1. 17040 BROKEN BOW CT $979,900
2. 8566 Donaker $799,000- $835,000
3. 3993 San Martine Way $759,000
4. 5205 Caminito Exquisito $795,000

I would suggest having the real estate agent you are working with do a MLS search for "Ranch House" in the areas that you are interested in. There are certain neighborhoods that would be more prone to this style of home.
