Which areas of Greenwich and surrounding areas would you recommend we look as a potential homebuyers?

We are a couple on our 30's currently renting and working in NYC.
I am interested in a free standing home convenient to a train station and village area (also, how long is the trip?), 1500 sq ft, no more than 700k. I don't mind renovations like replacing kitchens or floors, but do not want anything that involves major construction. We would also like a house that has some character to it.
Since we are NYC dwellers, we would like to be in an area (or close to one) that has more of a village feel to it, I am concerned about feeling isolated in the suburbs. Which areas of Greenwich and its surroundings would fit our needs? Thanks!

Greenwich is without a doubt a beautiful place to live, but have you considered looking for a home in Westchester County? There are numerous towns with close proximity to the train offering a country feel, but without the country isolation that you mention you wish to avoid. Armonk borders Greenwich and Stamford so you may wish to look in this town. If you are not already working an agent in the area, please feel free to give me a call. Hi Kristin Home Buyer, because of what you are asking my suggestion are Westport, Darien, Cos Cob and Riverside for your price point. These towns are unique as to the convenience to train, shopping, dining out theater and the proximity to NYC. I am not going to pick one over the other it is a matter of personal preference. Your price range is perfect for these outstanding communities. You should make an appointment just to see the 4 towns and compare. Every person who lives in Greenwich,CT thinks their section of town is the best. The Riverside School area of Greenwich is nestled south of East Putnam Avenue and I-95. It possesses a friendly neighborhood feel and provides easy access to downtown Greenwich shopping, businesses and dining and convenience to the financial center of Stamford with UBS, RBS and Thomson Financial.

I think you will be surprised coming from NYC at how much Greenwich has to offer that makes it competitive to NYC -- but with alot more grass. Cos Cob or Byram may be two areas that you would like to look as they fit your budget. Cos Cob has it's own train station. Another thought is to look at condos , of which there are more choices than you might think. The best place would be either Old Greenwich or Cos Cob. It will be tough to find the right home in your price range but both cold be possible. It will take some patience but it could happen. Tough Town at your price range to meet your criteria.

As a 20 year veteran of Greenwich I can say that Greenwich has much to offer and there are certainly communities within it that feel like a village. Cos Cob and Old Greenwich come to mind immediately. It is just a 45 minute train ride-- perfect length of time to read the morning news! If you haven't, the most efficient way to look at the commute time is visiting the MTA website. I lived in NYC city for 10 years, and commuted from Greenwich for 6 - the most efficient train is 36 minutes - Cos Cob, Riverside and Old Greenwich about 2-3 minutes more for each stop. I am now commuting from Westport, where the most efficient train is an hour (this does not mean that they run every hour on the hour)

Re: towns/villages: Greenwich has the best of both worlds, mixing cosmopolitan amenities in the village and the best commute. Riverside, Old Greenwich and Greenwich Schools schools overall are nationally ranked (using objective data such as test scores, higher education achievements etc) higher than Stamford. Old Greenwich is sweet, but may not give you everything that you have become accustomed to.

Since you are not afraid to renovate, you are sitting in the catbird's seat, because there is more inventory than in past years, so there are more choices. The buyers today, tend to buy the homes that are in move-in condition - unless the property is very special, ie waterfront, and then there tends to be more activity surrounding renovations.

Kristin, Your timing is perfect. There are several good opportunities in your price range. My suggestion would be to come visit and see the overview of Greenwich. I think it's a lot like NYC, which is why I moved here and not further up into Fairfield years ago. Greenwich has character areas like NYC: ie-west village vs park ave= cos cob vs backcountry. It all depends on your choice of lifestyle: does it tend toward the water or the woods? As I'm sure you know: Greenwich has the lowest taxes in CT and you get the most in return: tennis courts, golf, beaches, parks, sophisticated shops/restaurants and penny candy stores, Stamford theater and classic films at the Greenwich library. It's truly amazing how much is available just by living here.
Being able to walk to the train and "town" is possible in Cos Cob, Greenwich, Byram, Riverside and Old Greenwich...and they are minutes apart. Next time you are in Grand Central, grab a "Greenwich" schedule AND a Riverside/Cos Cob/ Greenwich schedule. You'll see how close Manhattan really is to all stops.

The secret to buying in Greenwich is the good deals and opportunities are just under the radar of Realtor.com and other sites bec. owners may want to sell, but their house isn't listied until they find what they want. Not sure if you found a place or not, but you might want to look into Westport and Stamford. I love these two areas, great commute to the city and awesome places to live. Norwalk and Darien are a little further, but definitely have a great charm! SONO in Norwalk, Stamford and Westport all have a great lively Village feel. Definitely think you should check them out.

You may be interested in Cos Cob since it has more of a village feel, or Old
Greenwich; however, it is definitely a different experience than NYC. It is slower paced and much quieter...you may find it refreshing. I am an agent in the city, but I have a friend who specializes in the area you are interested in. Her name is Renee Hagquist. She is with Sotheby's in Greenwich. 203.570.5313. Right now you have lots of options. Don't forget that Greenwich (Cos Cob, Riverside and Old Greenwich) is only 40 minutes from Grand Central and the icing in between Stamford and Port Chester. That means there is a mulitcultural community, a wide range of restaurants-theaters-museums, and the added plus of beautiful beaches, parks, tennis courts and outdoor venues for concerts and shows that make Greenwich an easy move for expat NYers, like myself and you.
Essentially, it won't hurt. There are some small homes that need TLC, but not too much and some great condo opportunities that might just fit your order. I am an agent in the Greenwich and New Canaan markets and so I would like to contrast them for you. The commute is about 30 minutes from Greenwich and about 50 minutes from either Darien or New Canaan. It is about 70 minutes in Westport. Many of the towns on the water (Darien, Greenwich, Westport) are more expensive because they are close to the train station and the highway to NYC. The closer you get to the water the smaller the lot sizes. When you move inland to towns like New Canaan, Wilton, Ridgefield you generally get more property for less money. Greenwich is the most expensive town but it also has the lowest property taxes ($8 per $1000) New Canaan and Darien are higher if you spend the same amount ($15 per $1000).

Kristin, I was in your exact position just 6 years ago when my husband and I moved up to Connecticut from the Upper East Side. We also wanted to be close to the train and in a walkable neighborhood to make the transition a bit easier. With your criteria, you have a few options, depending on how long a commute you're willing to make. Greenwich is obviously the closest and the shortest commuting distance (about 30 - 40 minutes to Grand Central), but you'll have more of a challenge finding a selection of homes in your price range because it is the most expensive town in this part of Connecticut. If you want to stay along the main New Haven train line, the other towns you should consider are Darien, Westport and Fairfield. All of them have wonderful downtown village/shopping districts and you can find homes that meet your criteria in walking distance to the train and/or village. If you're willing to go off on to a branch train line, then consider New Canaan. It's also a very expensive town, but it has a thriving downtown/village area with shops and restaurants and the train station is right in the downtown area. As far as commuting times, Darien will be about 50 minutes to GCT and Westport will be just over an hour. Fairfield would be the furthest commute at about 1 hour 15 minutes. Any of these towns would provide you with a great combination of suburban life and urban conveniences such as walking to shops and restaurants. If you were interested in a condo, then I would add either Stamford or Norwalk to the mix, where you're more likely to find condos, not houses, within walking distance of the downtown and train stations.
