Hello Kirsten,
I am a local Real Estate Agent, I live and work in the area of your question. There are actually 2 units for Sale in this complex, 2 bdr. and 3 bdr. The unit in question would be a really good investment and will rent well.

Kirsten-I am a Mesquite NV Realtor and can't help you with your specific question. But I will advise you to find a local agent to work for you as a buyer's agent. Interview several agents and pick one. That agent will research properties with your criteria, and help you to choose the one that is best for you and your needs. Expect a full market analysis of any property that you might be considering. You will want to know all about the rental market with specific information about the area where the home is located, vacancy rates, costs of property management, etc. I tell my buyers to drive around the neighborhood of a property that they might want to buy - in the afternoon, evening and weekend afternoon and get a feel for the area traffic.
Good luck in finding a local Realtor to work for you - it costs you nothing and saves you time and $$$.
