Both areas are fairly comparable. If one has an ocean view then that is a huge plus. A home with a nice view just adds value down the road. Also keep in mind which has a better school district, because even if you don't have children, good school districts equal higher long term value. I think to answer this question, you really need to look at homes in the area, get familiar with test scores for the local schools, understand the climate differences and look at some statistics.

BTW if it were me I would probably go with Rollingwoods, but thats just because it meets more of my preferences. I did live there for a short time :)
