If you're relying on RealtyTrac for foreclosures, please note that not all properties that show up on this site actually foreclose. Some of them may receive Notices of Default when the homeowner is delinquent.
There are options for the homeowner to "cure" or "clear" this default: they can make payments to be current, apply for loan modification, sell as a short sale. They may even opt to give the property back to the bank via a deed in lieu of foreclosure instead of going through the foreclosure process.
It's a good snapshot of what's happening in the marketplace -- but that's all it is: a snap shot. A really good realtor can get and give you details about what really is available and actively offered for sale.

The foreclosure site I get my data from is stating that this property is in one of those funny in-between transition periods where the notice of default was filed but it hasn't *officially" been foreclosed on and ownership transferred. If it did sell, we haven't received the updates yet...we should have more information available in the next couple of weeks. Hope this helps!
